The site is now all but complete. The units look amazing. The final snagging matters will continue for a number of days, which is normal, but the road on Bloomsbury Street is now to get its top coat this Wednesday.
The units are now selling fast. I think the election caused some uncertainty amongst buyers but they are now out in force and we expect the units to be all sold (STC) by next week.
We’re almost there, with the final trades working hard to get the units finished.
The render looks amazing and is designed to reduce maintenance and enhance durability.
The kitchens are arriving as and when required and being fitted now.
High quality fittings have been used throughout the properties, with simple but effective touches like soft closing toilet seats. The internal doors in particular are extremely high quality giving the feel of contemporary luxury and solidity.
The plan is to finish on site by the end of March, but some of the houses will be built complete early March.
All trades are working well together to complete first and second fix like plumbing and electrics.
The final major works are to the road on Bloomsbury Street. We have the local authority’s permission to close the road to get the turning head complete imminently.
The render is now complete to plots 3,4,5,6.
The site at Cheltenham is a very busy place to be with up to 30 contractors working on the project at peak times. We are looking to complete the build mid to late March 2015. First fix is just about to complete internally and the bricklayers are charging ahead externally.
The main change since the last visit is the staircases are in. There was a slight issue in that the original product was to the wrong dimensions, but credit to the manufacturers for replacing them quickly.
Half of the units have been boarded ready for plastering.
The next big event is the road closure on Bloomsbury Street, during which we’ll install the turning head. Before we can do this we’ll complete the rendering and brickwork to the effected units. The plan is to complete the turning head quickly to minimise disruption to the neighbours. The neighbours have been very supportive of the project.
Thankfully the sites all survived the Christmas break, and actually some of the site teams continued to work through the break period.
It is now a really busy period in that we have 2 weeks to clear the scaffolding from units 3 to 9 in preparation of the road closure at Bloomsbury Street, so that we can get the turning head constructed. Before that we have to complete the brickwork on the properties on both sides of the turning head
The timber frames are now all delivered and installed and the supplier is finishing the snagging list.
The insulation arrives on an articulated lorry Today for all the units and a team start Monday to install it.
The agents have been generating huge interest in the units and we are discussing various offers.
The team are preparing the site for the Christmas break.
Gas, water and electricity supplies are booked for January 2015
The final timber frame for units 10 & 11 have been erected.
The roofing is now complete at units 7, 8, 9, and work has started at units 1 and 2.
The block work is under way around units 3,4,5 & 6. We have now sourced 18,000 bricks which will be sufficient for most of the project.
It is likely we’ll be fitting ultra efficient air conditioning systems which can be controlled from mobile telephone apps or a tablet. More to follow on this subject. They will replace the gas Central Heating that we initially looked at.
I intend to be on-site first week of 2015, so will send another update thereafter.
The rain and wind remains an issue, but steady progress is being made.
The timber frame for plots 10/ 11 has been installed.
Western Power Distribution are looking to have power to the site mid January 2015
The site management team met with representatives of the local authority to discuss site remediation. The condition has now been satisfied.
