Saxley Court, Horley update – Sept 15

As with all Bastien Jack sites, we are working hard to maximise our plot in Horley to ensure we can provide the best development possible.  We are building right up to the boundary to accommodate 43 one and two bedroom apartments, as a result a lot of tenacity and blue sky thinking behind the scenes by the design team has ensured to overcome many hurdles.

I am pleased to confirm we have come to the end of this phase and construction drawings are now released to our Quantity Surveyor to prepare a full specification and Bills Of Quantities.  Our Surveyors are progressing well with their negotiations to agree Party Wall Licences, the notices have already been served on all our neighbours, we hope to have positive confirmation within the normal legal timescales.

Off plan sales are going very well and we have taken reservations for 30 apartments to date

We are on target and on programme.

Phoenix House Phase 2 update – Sept 15

After planning permission was granted to provide two penthouse flats in the roof void and two new three storey Townhouses at the end of Phoenix House, work started at a pace.

Despite the wettest August in a century with rainfall in West Sussex totalling 144.2mm, the team have progressed very well with Phase 2 and are ahead of programme!

Phoenix House Phase 1 update – Sept 15

We have all but completed the first phase delivering 24 flats at Phoenix House, the carpet fitters are completing their works to the common parts, all have been sold except one!.  Building Control and CRL the warranty provider have been booked to visit site and sign off the scheme which will signal the end of this successful phase.  Feedback has been very positive concerning the clever layout and the high quality standard of finish and we look forward to welcoming the new owners in due course.

Phoenix House Update – July 15

The phase one works at Phoenix House, East Grinstead are nearing completion.  Each apartment is being finished ready for occupation, and the door closed and locked ready for the new owner.

We have managed to secure planning permission for 2 extra units in the roof space.  These 2 penthouses both sold on the day of release.  We now also have permission to add 2 town houses at the end of the building, which have just been released for sale.

Horley Site Update – July 15

All the work at Horley is behind the scenes in that the construction drawings, pricing, legal agreements, negotiations with the council and the neighbours is all going on to plan, it’s just there isn’t much to see on-site.

The 2 offices on the first and second floor to the front have been stripped ready for conversion.

Various ground tests have been carried out to the rear on the car park to determine the type of foundation required at the site.  It appears the conditions are favourable so it’s likely we’ll use a raft design.

We have some indicative CGI which doesn’t quite show the correct materials or landscaping, but it gives you an idea of the structure, massing and scale of the building;

Phoenix House Update May 15

All goes to plan at Phoenix House and serious progress is being made.  Most of the flats are near completion internally with kitchens in and painting ongoing.

The formal planning permission for the penthouse apartments and the town-houses is expected this week.

There are some external works to complete and alterations to the roof, then the scaffolding can be removed.
