Cheltenham Site Completion

The site is now all but complete.  The units look amazing.  The final snagging matters will continue for a number of days, which is normal, but the road on Bloomsbury Street is now to get its top coat this Wednesday.

The units are now selling fast.  I think the election caused some uncertainty amongst buyers but they are now out in force and we expect the units to be all sold (STC) by next week.

Phoenix House Update

Phoenix House is turning into a model project.  It is absolutely on budget and on time.  The building is looking great.

The team are entering a period of first and second fix trades following each other round.

We are approaching the period where the appliances are arriving ready to be fitted.  We’re making arrangements to properly secure the building and then the kitchens and bathrooms can be second fixed.

Sales are happening with almost 50% sold already!!!

Cheltenham Site Update

We’re almost there, with the final trades working hard to get the units finished.

The render looks amazing and is designed to reduce maintenance and enhance durability.

The kitchens are arriving as and when required and being fitted now.

High quality fittings have been used throughout the properties, with simple but effective touches like soft closing toilet seats.  The internal doors in particular are extremely high quality giving the feel of contemporary luxury and solidity.

Cheltenham Site Update

The plan is to finish on site by the end of March, but some of the houses will be built complete early March.

All trades are working well together to complete first and second fix like plumbing and electrics.

The final major works are to the road on Bloomsbury Street.  We have the local authority’s permission to close the road to get the turning head complete imminently.

The render is now complete to plots 3,4,5,6.

Cheltenham Site Update

The rain and wind remains an issue, but steady progress is being made.

The timber frame for plots 10/ 11 has been installed.

Western Power Distribution are looking to have power to the site mid January 2015

The site management team met with representatives of the local authority to discuss site remediation.  The condition has now been satisfied.

Phoenix House Site Update

Phoenix House has now been completely stripped back and ready to be rebuilt.

A decision on the planning application for the fenestration is expected 28 Nov 14.  We have applied to tone down the external appearance to transform it from a harsh office building to a ‘more gentle on the eye’ residential scheme.

We have 2 plumbers on site installing foul water drainage.

We have ‘saw cut’ access holes to the 1st and 2nd floor slabs for pipe and cable access points.

We are to implement a sprinkler system to the building, rather than installing smoke vents.  It is more cost effective.

Cheltenham Site Update

The race is on to make the site wind and water tight.  The rain hasn’t stopped and it’s concerning.  We need to protect the chipboard floors from moisture and all the other timber on site.

The roofing contractors have had an issue matching the roof at plot 7 against plots 8 and 9, but this has now been resolved.  There was a slight issue with the dormers at plots 8 and 9, but again it has been resolved.

The brick layers begin work on plots 10 and 11, on or about 25 Nov 14.

Cheltenham Site Update

The school holidays are over and the heavens have opened, but I’m pleased to say rain hasn’t yet caused any major problems on-site at Cheltenham.  There is a slight delay but the Site Agents’ are looking at ways we can make up time.  In previous reports we looked at the ‘bases’ going in and this bulletin concentrates on the arrival of the timber frames.  The frames are the single biggest costs at the site, so it’s a relief to have them on-site and in-place.  They came from a factory in Wales on the back of a lorry and have been craned in to place.

We’ve also received the first draft of the Computer Generated Images (CGI) which we’ll use to help the selling agents promote the site.  We’ll upload the final images when we get them.

The local authority representatives and our Party Wall Surveyor have met on-site and agreed a process to deal with Party Wall matters and the Honeybourne Line.

Phoenix House, East Grinstead

We are very pleased to report the acquisition of the property known as Phoenix House, East Grinstead.  The site comes with permitted development rights to convert it from office accommodation to residential units.  The building is ideally located in the town centre and has parking for 60 cars.

Timber frame construction will commence on site 14 Oct 14, at which point we will see the site really take shape.
