Cheltenham Site Update

The sun keeps shining on Cheltenham which means the site team are happy whilst working outside.

Chris replaces Paul as the site agent who will see the build through to completion.  Paul is moving to another Bastien Jack Ltd site.  Chris has impressed everyone with his pragmatic approach to getting the job done properly and on time and budget.  We’re very pleased he’s working with us.

The drains are now in and the supports have been positioned for each plot.

Each plot has been pegged out and the location confirmed.

The site team have cleared and tidied the wall of the Honeybourne Line.

The Archaeology consultants have been on the site and monitored progress, and have declared they need no further input.

Work continues to plan.

Cheltenham Site Update

The remediation work is complete and we are now ready to ‘come out of the ground’.

The groundworks started on Monday 8 Sep 14, to position the ‘Rafts’ the property will be built on.

The timber frame is now being manufactured and due for delivery in 3 to 4 weeks time.

Cheltenham Site Update

We’ve received the construction drawings from the timber frame contractor’s agent and have approved the design and measurements, confirming the buildings will fit within the site.

A plan of action has been agreed with Gloucestershire Highways in relation to the legal work required for the turning head, and has been passed to our legal team for action.

The structural engineer is investigating the prospect of using a raft foundation design without adding further support.  He now has the bore hole results from the made up ground.  The team are now looking at the options for the most cost effective solution.

The demolition contractors are progressing well and anticipate being clear of site by 5th of September.

The ground investigation company have requested further information before completing their report, but suggested verbally there are no contaminant’s at the site.

Cheltenham Site Update

All is going (almost) to plan and we’re very pleased with progress.  The demolition is coming to an end.  There was a slight delay caused by the discovery of asbestos in the early stages of the project, but that matter is now in hand and work continues apace.  The most notable bit is the size of the site now the buildings are almost cleared.

We also have an external reclamation company on-site cleaning bricks.  Paul, our Site Agent took a pleasing telephone call from one of the neighbours complimenting the team on a superb job so far.  The caller went on to say they couldn’t believe the difference the removal of the engineering works has made to the view and the feel of the area.  They added they are confident that this will raise the value of their property and those in the area.

The local authority have now allocated each property an official street address.

Cheltenham Site Update

So demolition continues a pace on-site and we are amazed at how big the site looks now the old buildings are being removed.  The demolition continues to plan.

Behind the scenes construction drawings are being prepared and we continue to liaise with the local authority re planning matters and conditions.

The Timber Frame drawings are coming through for our approval and a production slot has been provisionally booked.

We’ve gunned out an area of concrete to allow the electricity supplier access to the existing cable, and installed two new surface mounted supply kiosk’s.  Connection has been requested w/c 11th of August.

We have all the MPAN numbers for the site, which will allow us to obtain a meter from the electricity supply company of our choice.

Additionally we have also submitted the application form to request house numbers.

We’ve exchanged on our two East Grinstead Sites.

We have today exchanged on two sites in East Grinstead.

The first a site of 24 apartments which is a change of use from an existing commercial building into residential under the permitted development rules. This site is expected to be completed in May 2015.

The second is 21 apartments on a new build site, we will begin the planning applications for this in September. This site is expected to be completed at the end of 2015.

Cheltenham Site Update

It’s all systems go at our site in Cheltenham!

The site has been fully secured by the demolition team.

We’ve had some unauthorised access over the weekend and a diesel tank was overturned.  The local community police are aware and will keep an eye on the site for us when they can.

All HSE signs are now clearly displayed.

Footpath closure signs are in place from Bloomsbury Street to Market Street.  The footpath is now closed and scaffolding is in the process of being erected.

The end of Market Street has been closed as agreed with the highways authority and is now been used for skip storage and access.  We have had to make the highways aware that a sink hole has formed in the road half way down the street.

We’ve ‘letter-dropped’ houses in Market Street, Bloomsbury Street and Stoneville Street, to make residents aware that works are now underway.

Demolition

The demolition team continue as per the programme, however a small area of asbestos has been found behind a layer of plasterboard on the first floor. This is ‘notifiable’ and therefore cannot be removed for 14 days.

There is a daily log of personnel on site and this is being kept in the CDM file.

Electricity

Western Power will install power units to plots 10 & 11, end of week commencing 4th of August.  The demolition team will gun out an area of concrete to allow the board access to the existing cable.

Soil Investigation

We have drilled eight holes and fitted gas monitors to four, and await the results.
