Saxley Court, Horley update – Nov 15

 

The Design Team Meetings are now over, we have been able to solve many issues to reduce overall risk and prepare the project for a great start.  We are out to tender and have been able to provide our contractors with robust and comprehensive design drawings and specification to assist in an accurate price and programme.

Our surveyors are in their final stages of negotiating Party Wall Agreements with our neighbours which will allow us to commence with the construction phase once a suitable Main Contractor has been selected.

Phoenix House Phase 2 update – Sept 15

After planning permission was granted to provide two penthouse flats in the roof void and two new three storey Townhouses at the end of Phoenix House, work started at a pace.

Despite the wettest August in a century with rainfall in West Sussex totalling 144.2mm, the team have progressed very well with Phase 2 and are ahead of programme!

Roof space being prepared and initial install of the new steelwork to accommodate five new dormers and balconies serving the Penthouses

Marketing details have just been released for the Townhouses and are being sold locally by Cubitt & West Estate Agents

Phoenix House Update – July 15

The phase one works at Phoenix House, East Grinstead are nearing completion.  Each apartment is being finished ready for occupation, and the door closed and locked ready for the new owner.

We have managed to secure planning permission for 2 extra units in the roof space.  These 2 penthouses both sold on the day of release.  We now also have permission to add 2 town houses at the end of the building, which have just been released for sale.

Cheltenham Site Completion

The site is now all but complete.  The units look amazing.  The final snagging matters will continue for a number of days, which is normal, but the road on Bloomsbury Street is now to get its top coat this Wednesday.

The units are now selling fast.  I think the election caused some uncertainty amongst buyers but they are now out in force and we expect the units to be all sold (STC) by next week.

Cheltenham Site Update

We’re almost there, with the final trades working hard to get the units finished.

The render looks amazing and is designed to reduce maintenance and enhance durability.

The kitchens are arriving as and when required and being fitted now.

High quality fittings have been used throughout the properties, with simple but effective touches like soft closing toilet seats.  The internal doors in particular are extremely high quality giving the feel of contemporary luxury and solidity.

Cheltenham Update

The site at Cheltenham is a very busy place to be with up to 30 contractors working on the project at peak times.  We are looking to complete the build mid to late March 2015.  First fix is just about to complete internally and the bricklayers are charging ahead externally.

The main change since the last visit is the staircases are in.  There was a slight issue in that the original product was to the wrong dimensions, but credit to the manufacturers for replacing them quickly.

Half of the units have been boarded ready for plastering.

The next big event is the road closure on Bloomsbury Street, during which we’ll install the turning head.  Before we can do this we’ll complete the rendering and brickwork to the effected units.  The plan is to complete the turning head quickly to minimise disruption to the neighbours.  The neighbours have been very supportive of the project.

East Grinstead Update

As previously reported the site has been completely stripped back and some rebuilding work continued pre-Christmas.  We have to some degree been delaying any major internal works whilst we acquire planning permission for the external works and changes to the fenestration.  With no windows in and access readily obtained we felt it best not to install attractive materials that could be stolen or damaged.  I’m pleased to report we now have that planning permission and work to install the windows starts Monday(19th).

The planning permission is to tone down the harsh 80’s brickwork by a system of blue cladding that is popular in this particular area.  Here is an artist’s impression of the accepted changes to the fenestration;

Cheltenham Site Update

Thankfully the sites all survived the Christmas break, and actually some of the site teams continued to work through the break period.

It is now a really busy period in that we have 2 weeks to clear the scaffolding from units 3 to 9 in preparation of the road closure at Bloomsbury Street, so that we can get the turning head constructed.  Before that we have to complete the brickwork on the properties on both sides of the turning head

The timber frames are now all delivered and installed and the supplier is finishing the snagging list.

The insulation arrives on an articulated lorry Today for all the units and a team start Monday to install it.

The agents have been generating huge interest in the units and we are discussing various offers.

Cheltenham Site Update

The rain and wind remains an issue, but steady progress is being made.

The timber frame for plots 10/ 11 has been installed.

Western Power Distribution are looking to have power to the site mid January 2015

The site management team met with representatives of the local authority to discuss site remediation.  The condition has now been satisfied.
