Cheltenham Site Update

The plan is to finish on site by the end of March, but some of the houses will be built complete early March.

All trades are working well together to complete first and second fix like plumbing and electrics.

The final major works are to the road on Bloomsbury Street.  We have the local authority’s permission to close the road to get the turning head complete imminently.

The render is now complete to plots 3,4,5,6.

Cheltenham Site Update

The school holidays are over and the heavens have opened, but I’m pleased to say rain hasn’t yet caused any major problems on-site at Cheltenham.  There is a slight delay but the Site Agents’ are looking at ways we can make up time.  In previous reports we looked at the ‘bases’ going in and this bulletin concentrates on the arrival of the timber frames.  The frames are the single biggest costs at the site, so it’s a relief to have them on-site and in-place.  They came from a factory in Wales on the back of a lorry and have been craned in to place.

We’ve also received the first draft of the Computer Generated Images (CGI) which we’ll use to help the selling agents promote the site.  We’ll upload the final images when we get them.

The local authority representatives and our Party Wall Surveyor have met on-site and agreed a process to deal with Party Wall matters and the Honeybourne Line.

We are very pleased to report the acquisition of the property known as Phoenix House, East Grinstead.  The site comes with permitted development rights to convert it from office accommodation to residential units.  The building is ideally located in the town centre and has parking for 60 cars.

Cheltenham Site Update

It’s all systems go at our site in Cheltenham!

The site has been fully secured by the demolition team.

We’ve had some unauthorised access over the weekend and a diesel tank was overturned.  The local community police are aware and will keep an eye on the site for us when they can.

All HSE signs are now clearly displayed.

Footpath closure signs are in place from Bloomsbury Street to Market Street.  The footpath is now closed and scaffolding is in the process of being erected.

The end of Market Street has been closed as agreed with the highways authority and is now been used for skip storage and access.  We have had to make the highways aware that a sink hole has formed in the road half way down the street.

We’ve ‘letter-dropped’ houses in Market Street, Bloomsbury Street and Stoneville Street, to make residents aware that works are now underway.

Demolition

The demolition team continue as per the programme, however a small area of asbestos has been found behind a layer of plasterboard on the first floor. This is ‘notifiable’ and therefore cannot be removed for 14 days.

There is a daily log of personnel on site and this is being kept in the CDM file.

Electricity

Western Power will install power units to plots 10 & 11, end of week commencing 4th of August.  The demolition team will gun out an area of concrete to allow the board access to the existing cable.

Soil Investigation

We have drilled eight holes and fitted gas monitors to four, and await the results.
